What a deal is

A deal pairs one contact with one property and carries a deal type, stage, optional commission percentage, and notes. Stages are opaque text labels — you can extend the catalogue without a schema change, so adding a new "Awaiting Bond Approval" column never blocks on a developer.

Common deal types out of the box:

  • Buy — a buyer paired with a property they are pursuing.
  • Rent — a renter paired with a rental listing.

Common stages: lead, viewing_booked, offer_made, otp_signed, awaiting_deposit, bond_approved, closed, fell_through. The catalogue you see depends on what your team has used so far.

Create a deal

  1. Open the Deals tab from the navigation.
  2. Click the + button to open the new deal dialog.
  3. Pick the contact and the property the deal is about.
  4. Choose the deal type (buy / rent / your own).
  5. Pick the initial stage. Newly created deals land in the first column by default.
  6. Save. The deal appears as a card in the chosen stage column.

Move a deal through the pipeline

Drag a deal card horizontally between stage columns to move it. LeadHive issues a partial update under the hood — only the stage field changes, nothing else on the deal is touched. The card position is also persisted so reordering within a column survives a refresh.

Edit any field

Tap a deal card to open its detail view. From there you can change the contact link, the property link, the type, the stage, the notes, and — on sale-type deals — the commission percentage. All edits are saved immediately.

Commission

Sale deals show an editable commission % on the card. The value is per-deal, not per-agent, so you can record the exact split you negotiated for that transaction. Insights and exports use this field to estimate earned vs. pipeline revenue.

Deletion safety

If the contact or property linked to a deal is later deleted, the deal does not vanish. The link becomes null and the card displays "buyer removed" or "property removed" instead. This keeps your historical pipeline intact even after cleaning up contacts.

Deals can be deleted explicitly from the card's overflow menu. Deletion is permanent — there is no archive for deals.
